How to Choose the Right Flooring

Particleboard vs Plywood Substrates

Particleboard sheet flooring (yellow tongue, red tongue) is the most common structural substrate in Australian residential construction, offering fast installation via tongue-and-groove profiles and compliance with AS/NZS 1860.1. Structural plywood provides superior moisture resistance and is better suited to high-humidity environments or where extended weather exposure during construction is expected. Both options are available from Big River in standard sheet sizes with termite-treated variants.

Thickness and Joist Spacing

Sheet flooring thickness must match your joist spacing. The 19mm product (yellow tongue) suits joist centres up to 450mm, while 22mm (red tongue) spans up to 600mm. For heavy-duty commercial applications, 25mm (blue tongue) is available. Getting this wrong creates compliance issues and structural risk – always confirm spacing before ordering.

Wet Areas and Fire-Rated Construction

Standard particleboard is not suitable for wet areas. For bathrooms, laundries, and tiled balconies, specify compressed fibre cement sheet or consider MaxiFloor AAC panels, which provide inherent moisture resistance, acoustic performance, and non-combustible fire ratings suitable for NCC compliance in multi-storey and commercial applications.

Engineered Hardwood Overlay

Where a finished timber floor is specified over a structural substrate, engineered hardwood delivers better dimensional stability than solid timber strip, particularly over concrete slabs or in climate-variable environments. ArmourFloor Spotted Gum is manufactured by Big River with a genuine hardwood veneer and engineered core for long-term performance without the moisture movement issues common in solid boards.

What thickness particleboard flooring do I need for 600mm joist spacing?

For joist centres up to 600mm, specify 22mm particleboard flooring (red tongue). The 19mm product (yellow tongue) is only rated for joist centres up to 450mm under AS/NZS 1860.1. Using the wrong thickness for the joist spacing creates a non-compliant floor system and risks structural failure under load.

Can particleboard flooring be used in wet areas like bathrooms?

Standard particleboard flooring is not suitable for wet areas, even with wax impregnation. For bathrooms, laundries, and tiled balconies, specify compressed fibre cement sheet or AAC panel products such as MaxiFloor, which provide inherent moisture resistance. Wet area flooring must also comply with waterproofing requirements under AS 3740.

What is the difference between particleboard and plywood structural flooring?

Particleboard flooring is more cost-effective and lighter, with a tongue-and-groove profile for fast installation. Plywood flooring offers greater moisture resistance and structural rigidity due to its cross-laminated veneer construction. Plywood is generally specified where extended weather exposure during construction is expected or where the subfloor environment has higher humidity levels.

How long can structural sheet flooring be left exposed to weather?

Most Class 1 particleboard flooring products are rated for up to 3 months of weather exposure during platform construction, with some premium products warranting up to 5 months. Plywood flooring with appropriate treatment can tolerate longer exposure. Regardless of product, minimise direct water pooling and ensure drainage during the construction period.

Big River manufactures ArmourFloor, an engineered hardwood flooring product with a genuine Spotted Gum veneer and engineered core for dimensional stability.
