THE PROJECT

The Challenge

Montaine Park is a boutique residential community in Ormeau on Queensland’s northern Gold Coast. Designed as a low-maintenance neighbourhood with a strong sense of community, the development brings together 51 detached, double-storey homes on compact 230m² lots. Each home offers the privacy of a standalone residence while benefiting from a carefully planned estate layout that encourages connection.

The architectural style offers a contemporary take on Mediterranean design, expressed through warm, natural tones, rendered facades and clean, timeless lines. Inside, the layouts maximise natural light and support indoor-outdoor living, with courtyards and private garden areas that create moments of retreat as well as opportunities to connect.

“We wanted to deliver something that felt elegant but practical,” said Vladimir Vinsalek of VA Building Solutions. “The inspiration gave us a strong design base, but everything had to work for Queensland conditions and modern family life.”

Big River's Solution

The idea behind Montaine Park was to create a place where people genuinely enjoy living – a neighbourhood that balances individuality with a cohesive streetscape. Smaller lot sizes were intentionally chosen to offer an efficient, low-maintenance lifestyle, while still giving each household the experience of a detached home. Set within the natural surrounds of Ormeau, the homes are designed to feel calm, functional and connected to the landscape. “Our goal from the start was to build a community that felt welcoming and considered. Compact sites can work beautifully when the design is right, and we’ve seen that come to life here.”

The construction relied on a combination of materials that supported both the architectural intent and the practical requirements of building 51 homes to a consistent standard. Big River Group supplied key elements such as framing timber, MaxiWall panels, flooring systems, doors, windows and essential fixings, alongside complementary cladding and subfloor products across the estate.

Vinsalek said the decision came down to reliability and ease of installation. “We needed materials we could trust across a project of this size. MaxiWall gave us a lightweight walling system with strong thermal performance, and the framing was incredibly consistent – that makes a difference when you’re delivering so many homes with the same design language.”

 

The Result

Building on smaller lots brought natural challenges around acoustics, structural performance and spatial efficiency. Big River’s engineered timber and MaxiWall allowed the team to maintain open-plan layouts, deliver clean lines and improve thermal and acoustic performance without compromising the look and feel of the homes. “The materials helped us streamline the build and keep the standard high. We could stay true to the design vision while still meeting all the practical requirements.”

The homes feature low-maintenance courtyards, thoughtful double-storey floorplans and light-filled living zones. Architectural detailing throughout contributes to a streetscape that feels unified yet full of character, with each residence offering flexibility, privacy and a sense of calm.

For the team, seeing the estate come together has been the most rewarding part of the process. “Watching the vision translate from plans into a real community has been incredibly satisfying,” Vinsalek reflected. “Every home has its own personality, but they all contribute to a broader story.”
